When Must a Landlord Give the Information Sheet?
The Renters’ Rights Act introduced new legal requirements for landlords and letting agents in England.
From 31 May 2026, landlords are required to provide tenants with the official Information Sheet, explaining their rights and responsibilities before a tenancy begins.
This page explains when the Information Sheet must be provided and includes the latest official Government publication for download.
What Is the Information Sheet?
The Information Sheet is an official document published by the UK Government.
It provides tenants with important information about:
- their legal rights;
- their responsibilities during the tenancy;
- landlord obligations;
- repairs and maintenance;
- tenancy deposits;
- rent payments;
- ending a tenancy;
- dispute resolution; and
- other key aspects of renting a home in England.
The aim is to ensure that every tenant receives consistent, reliable information before occupying a property.
When Must It Be Given?
For tenancies covered by the Renters’ Rights Act, landlords or their letting agents should provide the Information Sheet before the tenancy begins, in accordance with the legal requirements.
Providing the document at an early stage helps tenants understand their rights and obligations from the outset.
Why Is It Important?
Receiving the Information Sheet allows tenants to:
- understand their legal rights;
- know what their landlord is responsible for;
- understand their own responsibilities;
- learn about tenancy deposits;
- understand repair procedures;
- know how to resolve disputes; and
- access official Government guidance.
For landlords and letting agents, providing the document helps demonstrate compliance with the legal requirements introduced under the Renters’ Rights Act.
